Local knowledge
Crystal River was incorporated in 1903 and remains a small city — 3,638 residents and about 2,281 housing units, with a median age of 62. What makes it distinctive is the water. Kings Bay is a 600-acre bay at the headwaters of the Crystal River, and the river runs tidal for roughly six miles out to the Gulf. The bay is a first-magnitude spring system and the second-largest group of springs in Florida, made up of more than seventy springs including Hunter, Tarpon Hole and Three Sisters.
Kings Bay sits inside the Crystal River National Wildlife Refuge, and manatee season — November 15 to March 31 — brings its visitor economy to a peak each winter.
That fixed season is the practical difference between Crystal River and the inland towns we serve. Homes that host visitors through the winter need reliable changeover cleaning on short turnarounds, and the demand concentrates in a window everyone can see coming. Citrus County as a whole also skews notably older than the state — 37.3 percent of residents are 65 or over, against 21.2 percent statewide — which is why senior-focused cleaning is a larger share of our work here than it is further south.

Homosassa is a smaller community of roughly 1,955 residents lying west of US 19 and 98, while Homosassa Springs is a census-designated place of 14,283 residents as of the 2020 census — up from 13,791 in 2010 — lying east of the highway. Homosassa Springs Wildlife State Park sits between the two.
Taken together, the Homosassa area is a larger residential market than Inverness, and most of it is year-round households rather than seasonal visitors. Homosassa Springs is bordered by Crystal River to the northwest, Lecanto to the east and Sugarmill Woods to the south, so a single run up US 19 covers the whole stretch comfortably.
The state park takes its name from the warm spring that draws manatees to the area, which puts Homosassa on the same winter visitor cycle as Crystal River — relevant if you rent a property here, and largely irrelevant if you do not.
