Empty-home deep cleans for family homes after a loss, a downsize, or a move to assisted living. We work alongside families, executors, and real estate agents to leave the home clean, photo-ready, and ready to transfer.

Estate cleanouts are their own situation. The cleaning work is similar to a move-out clean, but the pace is calmer, the coordination is often family-run, and the home has usually been lived in for a long time. We treat it accordingly.

How we work an estate

  • Patient and respectful. Family members are often in and out during the visit. We work around them, not through them.
  • Family-coordinated. An out-of-state son, daughter, or executor can schedule, pay, and approve scope without being on site. We send photos before and after.
  • Realtor-ready. If the home is going to market, we scope to listing-photo standards and can match a written checklist from the agent or attorney.
  • Discreet. We do not touch personal items, paperwork, or belongings beyond the clean — anything left behind stays where it is unless the family explicitly asks otherwise.

What we don't do

We are a cleaning company, not a junk haul, estate-sale, or sorting service. We don't:

  • Haul furniture, appliances, or large volumes of belongings
  • Run an estate sale or appraise items
  • Sort or pack personal items, paperwork, or photos
  • Handle biohazard cleanup, mold remediation, or hoarding remediation
  • Provide post-loss restoration (smoke, water, fire damage)

We can refer good local providers for any of the above when we know one. The cleanest workflow is typically: family or estate manager handles belongings → haul-away service handles bulk → BroomShine cleans the empty home.

What's the difference between a move-out clean and an estate cleanout?

The cleaning work is similar — empty-home, inside cabinets, inside appliances, baseboards, floors. The difference is the situation: estate cleanouts happen after a loss, downsize, or move to assisted living, often with family members coordinating from out of town. We work at a calmer pace and communicate carefully with whoever's running the estate.

Do you remove furniture, belongings, or trash?

We are a cleaning company, not a junk haul or estate sale service. We clean the home after the family or estate manager has removed personal belongings and any items being kept, donated, or auctioned. If you need haul-away or sorting help, we can refer good local providers.

Can family members coordinate from out of state?

Yes. Many estate cleanouts are scheduled and paid for by an out-of-state son, daughter, or executor. We can communicate over phone or email, send photos before and after, and coordinate with the realtor or property manager on site.

Do you work with realtors and estate attorneys?

Yes. We frequently get the home ready for listing photos, MLS, or a final walkthrough on behalf of the agent or attorney. We can scope to a written checklist and deliver before-and-after photos for the file.
